Open the door and inside is a notebook and pen.  Vacationers and locals alike share their memories and experiences of Holden Beach.  Anyone is welcome to leave a memory or sometimes the local fishing report.  All that is asked is to leave the notebook and pen for the next person.&lt;br /&gt;&lt;br /&gt;It's amazing the stories you will find inside this mailbox. These "purses" are actually skate casings.&lt;br /&gt;&lt;br /&gt;The Skate is a wide, flattish, non-bony fish which has “wings” or fin-type projections on the sides of its body. The Skate is almost as wide as it is long, and has a whiplike tail which it uses as a rudder. It can weight up to 100lbs. It is related to the Stingray, and is a bottom feeder, where it eats crabs and other crustaceans, worms, bivalves, and small fish. The Skate itself is a food source for humans.&lt;br /&gt;&lt;br /&gt;The Skate egg case is a small (3-4 inches long), leathery, rectangular sort of pouch with long, thin, horn-like projections sticking out from each corner. The egg cases are made of keratin, the same substance of which human fingernails are composed. An egg case forms around each individual skate embryo just before the mother deposits the cases on the sea floor.&lt;br /&gt;&lt;br /&gt;The long, curved projections on each corner of the egg case are covered with a gummy material. The “horns” tend to catch on seaweed or other objects, helping to anchor the egg case to the bottom. The horns serve to extract oxygen from the water, and to release waste back into the water. The egg cases are very tough and hard to penetrate, thus detering predators.&lt;br /&gt;&lt;br /&gt;Interestingly enough, initially the egg cases are waterproof because the embryos do not have gills until after three weeks of development. Then small holes open in the tips of the horns, admitting seawater, and the baby learns to live as an underwater creature.&lt;br /&gt;&lt;br /&gt;When the time comes for the young skate to escape its natal confinement (anywhere from 3-15 months), the egg case splits open at one end and the youngster emerges.&lt;br /&gt;&lt;br /&gt;Empty egg cases may wash up on the beach. Each year many mother's return to Holden Beach, lay their eggs and return to the ocean. Snow is very rare at the beach, so we all become little kids when they talk about coming our way.  Of course no one here really has heavy winter clothes; except for those who moved from the north and haven't tossed them yet. Prior settlement of the area dated back to around 1750 with an earlier reference to the River and the Town as early as 1734.  In the early years, residents relied on agriculture, fishing and a bustling waterfront full of flatboats, rafts, and other small watercrafts used to transport goods to and from this rural part of Brunswick County.  According to some accounts, the Town received its name from a traveler who crossed the river by ferry and referred to the river as "Charlotte" River.  The Charlotte River later took on the name of the Shallotte River.  The Town was later called Shallotte. &lt;br /&gt;Today, the Town is commonly referred to as the "commerical hub" of Brunswick County.  Shallotte is centered almost directly between Wilmington, North Carolina and Myrtle Beach, South Carolina, with the commute to either city being roughly 30 to 40 minutes.  If the Brunswick County beaches are your destination, Shallotte is approximately 10 minutes from Holden Beach, Ocean Isle Beach, and Sunset Beach.  The Town consists of approximately 1,600 residents. The salt marshes offer winter trout, channel bass and croaker, where oysters and clams are abundant along the Intracoastal Waterway and back bay areas. Named after the historic Fort Caswell located at the eastern tip of the island, Caswell Beach is home to the brightest lighthouse in the United States and boasts a Coast Guard Station reminiscent of the old coastal life saving stations.&lt;br /&gt;Deep dunes and sprawling beach cottages line the oceanside, and marsh side cottages on pilings overlook the Cape Fear river shipping channel. The only souvenirs available at Caswell Beach are the shells collected on quiet low tide walks along this beautiful shore. Besides the Oak Island Golf &amp; Country Club, there is no commercial development, making it a relaxing place to vacation.&lt;br /&gt;The town takes its name from Fort Caswell which was established on the east end of Oak Island by the Army in 1826. During the Civil War, the fort was used by Confederates to guard one of the inlets of the Cape Fear River. After major additions following the Spanish American War, it served as a training post during World War I and a submarine lookout post during World War II.&lt;br /&gt;The most important architectural feature of Caswell Beach is the Oak Island Lighthouse, which started operating in 1958 to warn ships of the treacherous Frying Pan Shoals and guide mariners safely into the Cape Fear River. From the pirate ships of yesteryear to the fishing and recreational vessels of today, Southport’s easy access to the Atlantic Ocean and backwater bays has made it a popular maritime destination.&lt;br /&gt;Just walking underneath the huge sprawling oak trees that line the avenues of beautiful historic homes takes you back to a gentler, friendlier period of time. Although a laid back lifestyle exists, Southport is still a bustling city. Southport has antique shops, historic sites, a Maritime Museum, wonderfully diverse restaurants, fresh seafood, art galleries, a small boat harbor, marinas and relaxing parks.&lt;br /&gt;The most popular park in Southport is Waterfront Park. From the park you can watch large transoceanic ships from every country pass on their way up the Cape Fear River to the State Ports, creating remarkable photographic opportunities. Bonnet's Creek was a haven for Stede Bonnet, The Gentleman Pirate, who operated in the area and was captured in the harbor during the 'Battle of the Sand Bar' in 1718. Ft. This endangered plant is native to Southeastern North Carolina.  I believe the plant became well known as the star of the 80’s movie Little Shop of Horrors.&lt;br /&gt;&lt;br /&gt;Of course there are no 8 foot plants eating steaks for dinner, but they can be found in the wild eating on spiders and other insects.  Individuals can purchase them from nurseries or may easily see the unique plants at the Ft. The lighthouse itself has served many purposes throughout the years.  Its original goal was to light Frying Pan Shoals which it never was able to do since the Shoals extend about 30 nautical miles.  Since early 1865, it has served as a low intensity light and a radio beacon to direct ships into the Cape Fear.  Today, Old Baldy makes her presence known with a long steady beam.  &lt;br /&gt;&lt;br /&gt;Bald Head Island can only be reached by ferry or private boat and no vehicles are allowed on the island.  Residents and visitors get around on golf carts, bikes or walking. The area is full of settlement and battlefield stories but it also carries many exciting and intriguing stories of piracy.&lt;br /&gt;&lt;br /&gt;Captain Kidd is said to have second only to Blackbeard.  Both spent a great deal of time around our area but Kidd is said to have left something behind.  Ever heard of Money Island?  Today, it is a privately owned small wooded island just off Masonboro Inlet.&lt;br /&gt;&lt;br /&gt;According to legend, Kidd had done very well for himself off the Wilmington Coast.  He made a deal with one of his seaman to watch over the buried treasure until he came back for it.  After five years the seaman could take half of the treasure if Kidd had not returned and the same in another five years.  &lt;br /&gt;&lt;br /&gt;After burying the treasure, the seaman built a home on the island and a larger place on the mainland.  After being married in Charleston, seaman Redfield returned with his wife.  A year had past when a few of Kidd’s mate’s returned to steal the treasure.  Redfield would not give up the location. They were taken to Charleston for supplies and during a drunken rage, the authorities learned of the kidnapped Redfield’s.&lt;br /&gt;&lt;br /&gt;The mate’s were arrested and Redfield and his wife never returned to Money Island. "The Kid Who Invented the Popsicle and Other Surprising Stories About Inventions" has short summaries of how many different items came about. From the Popsicle, microwave, pockets, underwear to sundaes, this book is full of interesting facts.&lt;br /&gt;&lt;br /&gt;Just for fun I thought I would share the sundae. In 1875 in Illinois there was a law which prohibited the sale of ice-cream sodas on Sundays. Apparently it was the soda water which caused concern. The local soda jerks became creative and served the ice cream and syrup with out the soda water on Sundays. People began asking for it by calling them Sundays. City officials objected to the treat being named after the Sabbath, so they simply changed the spelling. That was back when people were starting to use the telephone more and more to contact people. I remember growing up, my grandmother used to write to her sisters each week and place it in the U.S. Mail. And each week she would receive a letter from them. The unique thing is they only lived about 45 miles down the road. But back then, long distance was not an option and computers hadn't quiet caught on.&lt;br /&gt;&lt;br /&gt;Sometimes I long for those days. The quiet evening we would sit on the front porch and swing or better yet the Sunday afternoons we would spend on the back porch. The whole family would come over (my grandmother had 7 children and they would bring all their children) and the kids would line the steps and let our feet dangle off the porch and eat slices of watermelon.&lt;br /&gt;&lt;br /&gt;Flash forward to today. People just don't gather together except maybe at Christmas or Thanksgiving. Everyone is too busy. And forget, getting a hand written letter in the mail from a friend. Today it's text message, cell phones, my space, and facebook.&lt;br /&gt;&lt;br /&gt;I can't deny it. I am a facebook addict. I started my facebook page about 9 months ago just as a networking device. But before I knew I was being contacted by old friends that I grew up with and even a few childhood boyfriends. It's nice to see their faces and even better the faces of their children. Sometimes you remember someone as the bully or class clown and never stop to think they have probably changed as much as you have. And my how some have changed.&lt;br /&gt;&lt;br /&gt;Another high tech gadget I have become a fan of is the web cam. My mom bought me one several months back. We live 4 hours away and she wanted to be able to see me and the children more often and thought this would be a good way to do so. This weekend we had our first web cam video call. And I have to say it was fun. She had a rough 2008 with health issues and is now on the road to recovery. This was great because I was able to actually see her and how she was looking not just guess by her voice. Not to mention my ear was not red at the end of our talk. You see my mom is a talker. When she calls I'm on the phone for at least 45 minutes to an hour. So not having to hold the phone that long was a nice added benefit.&lt;br /&gt;&lt;br /&gt;I guess my point is the "good ol' days" were just that and it never hurts to sit down with pen and paper and drop a note in the mail to a friend or invite family/friends over for watermelon. Who has the best rate?  Where should I go?  When should I go to the bank?  Do you think I could get a loan?  Are there any special programs available that I qualify for?&lt;br /&gt;&lt;br /&gt;I give everyone the same advice.  Mortgage loans, rates, and company policy change daily and some even a couple times a day.  My best advice to you is to see about a mortgage before you ever start your home search.  This way you know exactly the right price range in which to search.  I also recommend you talk to at least three different companies.  Start with your current financial institute and/or mortgage company.  Sometimes banks/lenders will offer specials to current customers.&lt;br /&gt;&lt;br /&gt;Be prepared with last years tax return, pay stubs, and current debts.  This will get you started and the lender will let you know what else they need.  Credit score plays a big part in todays mortgage arena.  So take care of it! My sister and her family came down and we spent the weekend at The Dunes Village.  During the winter, the rates are very cheap and include the 2 indoor water parks.  It was a great weekend just hanging out by the pool and shoting down the water slides.  We were all big kids.&lt;br /&gt;&lt;br /&gt;Now, back to work and snow is in the forecast.  All across NC they are calling for snow.  Some areas like Raleigh are already seeing some accumulation.  Here?  I'm listening to the rain as I blog.  But they are calling for flurries this afternoon and evening with a slushy accumilation of less than an inch.  What fun is the snow if you can't go out and play in it?&lt;br /&gt;&lt;br /&gt;The thing about snow in the south is it is usually gone as fast as it comes.  Growing up in the Piedmont of NC, I remember it snowing 4 or 5 inches but it was all gone within a matter of a day or two.  It hung around long enough to sled on the trash can lid, build a snowman and make a snow angel.  &lt;br /&gt;&lt;br /&gt;It will be nice to see the flurries and enjoy a warm day inside with the children.  No school because it's a teacher workday so we'll sit by the fire, sip hot cocoa and watch the Presidential Innaguration.&lt;br /&gt;&lt;br /&gt;Changes in the weather and changes in the real estate market have come about over the past week.  The office has property under contract, two more offers coming in and two listings. You could have fooled me! We are having an Arctic cold front bringing temperatures to lows which we haven't seen since 2005. This morning it was 23 degrees when I took the children to school. The high today is only around 36 degrees. And tonight is no better! Lows around 19!!!&lt;br /&gt;&lt;br /&gt;The good thing is, it will pass as quickly as it came and our mild temperatures will return. Sometimes I wonder, what are we complaining about? Parts of the Northwest are experiencing 40 and 50 BELOW and snow upon snow.&lt;br /&gt;&lt;br /&gt;I guess that's why I love living in the south. We have mild winters with average temps around 52. Cold spells come and go quickly and warm days are always around the corner. Like last week, it was 70 degrees. Christmas Day was a perfect day for a relaxing walk on the beach with temps in the upper 60's pushing 70.&lt;br /&gt;&lt;br /&gt;I will not lie. I am a summer girl 100%. I LOVE warm weather and being able to get out and enjoy the sunshine. So for today, I'll wrap up and try to stay warm by the fire but this weekend it's water slides and pools and a local indoor water park. But what basically does this mean for you and who is considered a first time buyer? Take a look at this simple break down of the bill. As always, please be sure to talk with your accountant and/or financial advisor to verify your situation before hand.&lt;br /&gt;&lt;br /&gt;As of 1/13/09 the credit is this:&lt;br /&gt;&lt;br /&gt;Signed by President Bush under Housing Assistance Tax Act 2008&lt;br /&gt;&lt;br /&gt;Applies to home purchased after 4/8/08 and before 7/1/09, purchased is defined as closing and exchange of titles.&lt;br /&gt;&lt;br /&gt;Taxpayer cannot have owned home in prior three years; if Married Filing Jointly, then neither spouse could have owned jointly/severable in this time period&lt;br /&gt;&lt;br /&gt;Max amount of credit is $7500; since a credit much more advantageous than deduction&lt;br /&gt;&lt;br /&gt;Ratably phased out for higher wage earners: (Married File Joint Mod Adj. Income 150k-170k; Single: Mod. Adj. Income 75k-95k) If single and income is above 95k or married file joint and above 170k, then ineligible&lt;br /&gt;&lt;br /&gt;Credit repaid "interest free" over 15 year recapture period. The Brunswick Beacon reported this week that if workers keep on this schedule the bridge will be complete by mid 2010, about six months ahead of the scheduled December 2010 date. My next few blogs will prove just that.&lt;br /&gt;&lt;br /&gt;The Brunswick Beacon reported this week on the new Brunswick Community College Fitness &amp; Aquatics Center scheduled to open by February 1, 2009. This is very exciting for all residents in the county. The center will include a 9,000 sq. ft gym with seating for 1,500 spectators and 3 lane elevated track will be above the gym floor. Runners/walkers can make about 12 laps to get a mile. This new center will also include a fitness center with aerobics studio, classroom space, 2 pools, drop in child care and much more.&lt;br /&gt;&lt;br /&gt;Memberships are available for residents and non-residents of Brunswick County. This facility will also be used by area swim teams and volleyball teams. This is a very exciting opening for us since there is no local YMCA or housing of such equipment.&lt;br /&gt;&lt;br /&gt;Check back tomorrow for the Sunset Beach Bridge update. From quiet Holden Beach to Historic New Bern and Morehead City to Kitty Hawk and the Outer Banks.  Whether you are a fisherman, surfer, history buff, or avid shell collector, Eastern NC is filled with something for everyone.&lt;br /&gt;&lt;br /&gt;North Carolina offers a taste of every season without extreme conditions for long periods of time.  It is an old southern state still filled with tobacco farms, Christmas Tree farms, shrimpers, large corporations and state of the art health care facilities. I've never been one to make New Year Resolutions, thinking why do you have to make resolutions at the beginning of the year.  I always resolved to do things as needed.  Whether it's to drop a few pounds, volunteer more or spend more time with family, I try to take care of those things as they come to me throughout the year.  Well, I do have a New Years Resolution for 2009 and it is to Blog several times a week.  I know everyday would be best, but lets start with something that is a little more attainable.&lt;br /&gt;&lt;br /&gt;So there you have it a new year and new blogs. Jump aboard, before you miss the boat.  All the "experts" say you never know when the housing market has hit bottom until its over and on it's way back up.  This week I have seen interest in buying property bounce back a little.  I'm not just talking "tire kickers" but true blue buyers wanting and needing to invest in a new home.  I have property under contract and several hot prospects.&lt;br /&gt;&lt;br /&gt;Home prices continue to drop but interest rates are on the rise.  Now is the time to get that interest rate locked in at these low rates.  If they drop further, you can possibly refinance later. This is a very price driven market.  It may be time for a reality check if your home has had very few showings or you've lost a possible buyer to a competing and lower price home down the street.  So how do you know if your house is priced right?  Consider these things:&lt;br /&gt;&lt;ol&gt;&lt;li&gt;Not enough showings.  It is likely overpriced if it doesn't get any showings the first few weeks on the market.  A bigger sign is &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;fliers&lt;/span&gt; are being taken from the box, there are a substantial number of hits of the website but buyers are not scheduling showings.  &lt;/li&gt;&lt;li&gt;Some showings but no contract.  Perhaps you're getting showings but there haven't been any offers.  If this is the case you're close to the right price but not there yet.  Ten showings and no offer or two weeks with no showings you are probably overpriced.&lt;/li&gt;&lt;li&gt;&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;Similar&lt;/span&gt; homes are now selling for less.  It is important to remain up to date with the current market.  The price must be  reviewed to ensure it is still priced correctly as the market changes.  Monitor pending sales daily and make sure your home is competing well with those buyers are taking action on.&lt;/li&gt;&lt;li&gt;Repeated negative feedback.  If you are receiving the same negative feedback from buyers that is a big sign the price should be adjusted.  It may reveal that other homes in the same price range and area have an updated kitchen or bathrooms.  The solution is either remodel or lower the price.&lt;/li&gt;&lt;li&gt;You've cut the price, but not enough.  If you are going to cut the price a larger decrease will generate more interest than a little at a time.  For example, a $200,000 should be cut by $10,000 if it isn't moving.  &lt;/li&gt;&lt;/ol&gt;&lt;p&gt; &lt;/p&gt;&lt;p&gt;The first three weeks are critical.  During this time your property will have it's most showings with the most potential, qualified buyers. Give your forwarding address to the post office, usually 2-4 weeks ahead of the move.&lt;br /&gt;&lt;br /&gt;2. Notify credit cards, magazine subscriptions, and bank of the change of address.&lt;br /&gt;&lt;br /&gt;3. Develop a list of friends, relatives, and business colleagues who need to be notified of the move.&lt;br /&gt;&lt;br /&gt;4. Living at the beach is all about boating or fishing. This association offers clubhouse, pool, day dock,  and community pier for a low yearly fee. A grandfather who took his 6 year old grandson to school each, would watch and listen as the children learned to read.  This grandfather, who I believe was about 70 years old, finally gathered enough courage to ask the teacher if she would teach him to read.&lt;br /&gt;&lt;br /&gt;The grandfather can now read and is grateful to be able to read the labels on can goods.  Something so simple to many of us, was something grand to him and it made his life much easier.  The teacher of 18 years said she knew she made a difference but it was not until this year that she realized what a difference she does make.&lt;br /&gt;&lt;br /&gt;This just shows you are never too old to learn something new. That says a lot.  New rankings have been released and Brunswick County is now ranked 17th.  That is still very impressive.  This ranking was from July 1, 2006 to July 1, 2007. &lt;br /&gt;&lt;br /&gt;Census reports predict the population of the county grew 5.5% from 94,048 to 99,214.  The last census, completed in 2000, Brunswick County population was 73,141. &lt;br /&gt;&lt;br /&gt;The real estate market may have slowed, but Brunswick County appears to be beating the odds and continues to be a sought after destination.&lt;br /&gt;&lt;br /&gt;I can't argue with that.  I love Brunswick County!  It is filled with beautiful beaches, lakes, rivers, waterways along with very  rural areas as well. This is a very talented group of locals who perform 3 shows a year; Spring, 4th of July and Christmas.  If you have never been to one of their concerts you should check it out.&lt;br /&gt;&lt;br /&gt;My family and I went to the Christmas concert and it was wonderful!  Not only was there singing but hand bells, flutes, piano, and other instruments featured throughout the event.  My four year old daughter just loved it and wanted to know when they would do it again.&lt;br /&gt;&lt;br /&gt;It is held at Hatch Auditorium at the Baptist Assembly in Caswell Beach.  Seats fill up quickly, so get there early. Beachsales.com allows you to post, for free, any coastal property internationally.  It's only been up and running about a week but there are already several listings.  This is a great way to promote your own property or clients property for free and have it marketed internationally.  It's kind of a cross between Craigslist and Realtor.com.  The only catch is it has to be coastal property, that's it.&lt;br /&gt;&lt;br /&gt;So whether you're looking to invest in coastal property or selling coastal property, Beachsales.com is definitely the place to be. Now is a great time to buy for so many reasons.  As you know many sellers have lowered their prices and interest rates are holding pretty low.&lt;br /&gt;&lt;br /&gt;If you've been thinking about investing in  a new home or land, what are you waiting for?  I heard on the news yesterday that home sales have increased.  People are starting to stick their toes back into real estate waters.  I know everyone was scared and unsure of what to do with all the negative news stories about a declining market and value.  I'm not saying that has not been true; however, you should remember that real estate is a local bird.  What happens in one area of the country or state does not always mean the same is true in all areas. &lt;br /&gt;&lt;br /&gt;Real Estate has been slow here at the beach but that's all changing.  I am seeing more traffic (not vacationers so to speak, but people looking at property) and more people willing to think and talk about moving.  What better time to dive in than when interest rates are low, sellers are willing to negotiate, and there is a good inventory.&lt;br /&gt;&lt;br /&gt;If you have any questions or comments about real estate, I'd love to hear from you. Someone should tell the weather man.  This morning is was 35 degrees with a wind chill of 31!  To me that's cold!!  But good news is on the way.  By Friday the temp is forecast to be 79.  I can't wait.  That's perfect beach weather.&lt;br /&gt;&lt;br /&gt;But don't get spring fever too much.  If you are itching to plant those spring flowers you should wait until April 10. The county is like a step back in time. While Shallotte is home to our local Wal-Wart, Lowes and Home Depot, the county is made up of small beach communities which have not been over come by large franchises. Many of our businesses are owned by the small town man. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;My firm, McMillan Real Estate, office is in Ocean Isle Beach. Located on 179, it is right in the main business area for the city. I, however, am very fortunate. Each day my duty is located in a 125 home site lake front community near Holden Beach. How's that fortunate, you ask. Well, for one it is very close to my home so commute is basically none, and the place itself it just wonderful.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;Lakes of Lockwood has a 7 acre lake that is very peaceful and calming. Home to bass, brim, turtles, and others, it is perfect for fishing or canoeing/kayaking. My office is located in one of our model homes located on the lake. You hear people boast about the great view from their office window overlooking the city? Scouts is a very large part of my family's life. My husband has been Cub Master for the Pack and is an Assistant Leader for our Boy Scout Troop as well. I have been the Committee Chair for the Pack for many years. So, as you can see, we are very involved in this wonderful program. And it's not just Scouts that we support. My volunteer record includes PTA, POA (Property Owners Association), and Parent Advisory Committee (Local and District). We believe in supporting people and teaching our children about community involvment. Values and morals are at the top of the list for "things to teach your child".&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Having said all that, here is my point. My husband received an email yesterday stating that our ATM account had been credited. All he needed to do was send in his address, account number and social securty number. I hope no one falls for this sceme. Please realize that if this was on the up and up, your bank would not ask for your account number or social security number.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What's the world coming to? What ever happened to working for what you get. Hard work is how you get ahead in this world. How can someone sleep at night knowing they took someone's hard earned money by tricking them. What's the old saying? "Honesty is the best policy." Times are tough for most people, having your money taken by a scamer only makes matters worse.
